Mood Board
For this ADU we have designed a guest house that has a Scandi-Modern style and is light, fresh and casual. The color story is soft blues, light tans and white, with gold accents. The floors are natural oak hardwood. The kitchen counter tops are a gorgeous quartz that has tan and little flecks of light blue. The kitchen cabinets are white with some open shelving. The bedroom has a multi-functional wall-bed that also serves as a desk so that the room can be used as a home office during the day. When our clients work with us, all of the shopping list items come with details such as descriptions, pricing, dimensions and how we recommend using the items in their space.
Floor Plan
This floor plan shows how we designed an accessory dwelling unit for a combination living room and bedroom area with a full kitchen and bathroom. The rattan screen room divider is used to provide privacy between the living area and the sleeping area. The bedroom has a wall-bed that converts to a desk so that that space can also be used as a home office during the day. There is a nice size closet in the bedroom for storage and it houses a stackable washer/dryer. And some floating shelves on the wall next to the bed/desk for books and other knick knacks. The kitchen has a peninsula with bar stools where the clients can dine. There is a 36 x 36 inch skylight to bring in some natural light. There is a sliding glass door, from the bedroom, out to the back patio, and two windows in front for more natural lighting, as well as, one small one above the toilet in the bathroom. We have included some built-in storage around and under the TV.
3D Rendering Bedroom
This digital rendering of the bedroom space shows the wall bed in the down position. We have a 100% hand-loomed viscose area rug in pale blue on the floor under the bed. The custom drapery are made with a cotton/poly fabric and it is hung on a brass French drapery rod with rings. We have two decorative lumbar pillows on the bed.

This is a digital rendering of the wall bed up, with the desk out, so that the space can be used as a home office during the day time. We have included a desk chair from Ballard Designs upholstered in a beautiful pale blue and cream print fabric. The floating shelves from shelfology.com, on the wall to the right of the sliding door, are made of steel with a magnetic hardwood faceplate. The artwork is from minted.com.
3D Rendering Living Room
The living room space features this beautiful built-in bookcase that houses the TV and lots of storage. These great comfy chairs can be moved around to the other side of the coffee table for TV viewing. We love this marble and brass, oval coffee table from McGee and Company and the hanging light fixture above. The rattan folding room divider provides privacy between the living room space and the bedroom/office.

In the 3D rendering of the kitchen, we used a single drawer dishwasher by Fisher Paykel, under the peninsula, and a microwave above the cook top. These help to maximize space in this small kitchen area. We chose to have open shelves in part of the kitchen to make the space have a more open feeling. The countertop is a beautiful quartz from Cambria. The white subway tiles for the backsplash are perfect in this vertical layout which draws the eye up. The pretty blue glass pendants over the peninsula are from Lamps Plus.

In this second view of the kitchen you can see that we used a double door, under counter, refrigerator/freezer to also maximize space. It works perfect in this small kitchen! We used an area rug from Ruggable.com that is washable and the custom roman shade matches the one in the living room space. And isn't the client's golden retriever, Joey, adorable?
3D Rendering Bathroom
In the bathroom we used these beautiful hexagon tiles on the floor and a white subway tile on the walls in a vertical straight layout. The vanity has cane fronts on the cabinet doors. The plumbing fixtures are brass and there is a pretty roman shade in the window.
